A planning application is being prepared to submit to Birmingham City Council for the redevelopment of the former Bill House site on Soho Road, Handsworth.

This proposal follows the pre-planning application that engaged stakeholder, numerous supporting surveys and planning use appraisals to inform the transformation of this derelict site into a vibrant, mixed-use community helping to reinvigorate the wider area.

The proposal includes:

  • 40 four-bedroom family townhouses, each benefitting from dedicated parking, EV charging, an air-source heat pump, solar panels and battery storage.
  • A 70-bed care home with dedicated staff and visitor parking.
  • New areas of high-quality landscaped open space, incorporating extensive tree planting and a diverse species, alongside communal gardens and children’s play area.
  • Continued existing vehicular access via Villa Road.

This will be a comprehensive redevelopment of a brownfield site that is sensitive to the local characteristics, providing multi generation living aligned with the needs of the local community.

The scheme will provide a dynamic approach to different housing typologies, offering affordable housing, open market sale and lease options alongside a supporting care provision offer. The new scheme will create a sense of place that feels authentic, uplifting and contributing to the wider regeneration and delivery aspirations for the area.

The regeneration of the new Bill House development will present a much-improved streetscape, creating safer spaces offering a long-term positive impact for residents and visitors alike.
